The NRI Guide to Buying Property in Mumbai in 2026

NRI Guide

For an NRI buyer, the hardest part of purchasing property in Mumbai is often not finding projects; it is filtering too many options while coordinating across time zones, documentation and limited India visits. A structured process can make the purchase significantly more efficient.

Under current RBI guidance, NRIs and OCIs can generally purchase residential and commercial property in India, while agricultural land, plantation property and farmhouses are treated differently. Payments for permitted property purchases must follow recognised banking channels and applicable FEMA rules. Because regulations and tax treatment can change, buyers should obtain current legal and tax advice for their individual transaction.

Start With a Clear India Objective

Decide whether the property is primarily for family use, eventual return to India, rental income, portfolio diversification or a combination of these. The objective affects location, possession preference, configuration and whether immediate usability matters.

For example, a family-use home may prioritise proximity to relatives and schools, while an investment-led purchase may place more weight on liquidity and tenant demand.

Build a Remote Shortlist Before Travelling

Ask for comparable floor plans, all-in cost sheets, construction status, view information, developer track record and location maps before scheduling a virtual presentation. Eliminate unsuitable projects remotely.

A well-run process should reduce a list of twenty projects to three or four serious options before the buyer reaches Mumbai.

Insight:

The purpose of a virtual presentation is to narrow choices, not to recreate a sales gallery online.

Understand Payment Channels and Documentation

RBI's immovable-property FAQ states that payments for permitted acquisitions should be received in India through banking channels and can also be made from eligible NRE, FCNR(B) or NRO funds, subject to applicable rules. Do not rely on informal payment arrangements.

Have a lawyer review the specific transaction documentation and a tax advisor confirm the tax and remittance implications relevant to your residency status.

Use India Visits Efficiently

If you are travelling specifically for property, schedule visits by geography. See competing projects in the same micro-market on the same day so differences in approach, neighbourhood, view and planning are easier to compare.

Reserve time for a second visit to the leading option rather than using every hour to see another project.

After Selection: Keep the Process Documented

Maintain a single digital folder containing cost sheets, plans, RERA details, receipts, correspondence, agreement drafts and payment records. Confirm who will coordinate registration, possession and snagging if you are outside India.

Remote buying is entirely manageable when responsibilities are defined and documentation is organised.
