Buying a Luxury Home in Mumbai? 15 Things to Check Before You Book

By South Mumbai real estate advisors

Buyer Guide

A luxury home purchase can involve a large financial commitment, but the decision is often made in an environment designed to create emotion: a strong view, a beautiful sample apartment, a private preview and a limited inventory narrative. Emotion is part of buying a home, but it should be supported by disciplined verification.

Before booking, use a written checklist. It creates consistency when comparing projects and reduces the chance of overlooking a detail that becomes important later.

1–3: Project Legality, RERA and Developer Track Record

1. Verify the project's MahaRERA registration and review the registered details. 2. Check the developer's completed projects and delivery record, not only the current brand campaign. 3. Ask for the sanctioned configuration and understand what is approved versus proposed.

RERA information is a starting point, not a substitute for transaction-specific legal advice.

4–6: Carpet Area, Planning and Floor Density

4. Compare RERA carpet area rather than vague saleable-area claims. 5. Study room dimensions, circulation, utility spaces and furniture layouts. 6. Check how many residences share the floor, lift core and arrival lobby.

In luxury housing, privacy and planning efficiency often matter more over time than decorative specifications.

7–9: View, Orientation and Building Context

7. Confirm the exact stack and orientation. 8. Understand what can be built on neighbouring plots and whether the view is protected. 9. Visit the location at more than one time of day to assess traffic, light and neighbourhood activity.

A premium paid for a view should be based on the actual residence and development context.

10–12: Price, Payment Plan and Possession

10. Ask for an all-in cost sheet. 11. Map each payment milestone to your cash flow and financing plan. 12. Review the declared possession timeline, construction stage and any grace-period language in the agreement.

A comfortable payment structure can be valuable, but it should not make a weaker project appear stronger.

Insight:

Evaluate the residence first; evaluate the payment plan second.

13–15: Parking, Maintenance and Exit Flexibility

13. Understand parking allocation and access. 14. Estimate maintenance, sinking fund, property tax and ongoing ownership costs. 15. Consider future liquidity: who is the likely next buyer, and how much competing inventory could exist at that time?

The final step is to compare the chosen residence against at least one credible alternative in the same budget. That last comparison often improves decision quality.
